Real I.S. acquires “Mosse-Zentrum” in Berlin from Romanian Investor

RE Mosse Zentrum S.à r.l. has sold the properties Zimmerstraße 54 and 55, Schützenstraße 18-25, and Jerusalemerstraße 45-51 (also known as “Mosse-Zentrum”) in Berlin’s central Mitte district to Real I.S. BGV VI, a real estate investment fund managed by Real I.S. Investment GmbH.
RE Mosse Zentrum S.à r.l. is a wholly owned subsidiary of Dinu Patriciu Global Properties, the real estate investment branch of Romanian businessman and savvy real estate investor Dan Costache ‘Dinu’ Patriciu. 

The deal was arranged by Cushman & Wakefield. 

RE Mosse Zentrum S.à r.l. acquired the property as two separate units with the first part from a family trust in 2006 and the second part from a private developer and investor in 2007. In the last years RE Mosse Zentrum S.à r.l. successfully re-geared and extended the leases with core tenants and secured long-term lettings with new tenants. Current tenants include facility management provider Dussmann Service Deutschland GmbH, operator of retirement homes Kursana Residenzen GmbH, French aerospace and defense specialist Thales S.A., and online shopping portal operator Visual Meta GmbH.

Real I.S. Investment GmbH is part of the Real I.S. Group. As a member of the Bavarian Sparkassen-Finanzgruppe (group of German savings banks, Landesbanks, and associated com-panies), the Real I.S.Group is BayernLB’s asset management and fund provider for real estate. Its activities comprise special funds, including funds set up under German investment law, and public funds launched as closed-end funds, customised fund solutions, portfolio management and the management of international institutional real estate portfolios. More than 100 fund products with an investment volume of approximately € 8.9 billion have been offered to private customers and institutional investors since 1991. Real I.S. AG and Real I.S. Investment GmbH have an investment management company (KVG) licence.

RE Mosse Zentrum S.à r.l. was assisted in the transaction by asset manager REI Frankfurt GmbH and the Berlin office of international law firm Orrick, Herrington & Sutcliffe LLP. Real I.S. Investment GmbH was assisted by SATELL Rechtsanwälte Steuerberater (legal and tax) and ARCADIS (technical).

The transaction is still subject to clearance by the German Federal Cartel Office.
